My advice is don’t use a bank, they are inflexible and uncompromising. Default on a payment and they’ll foreclose. Building Societies will listen to you and reach an agreement.

Go to your nearest branch of the Halifax. They will tell you how many months you will knock off your mortgage if you overpay each month and how much in interest it will save you over the years. You also have the option to underpay on certain months if you have overpaid in the past. Give it a try, you would probably be shocked to find how much overpaying by just £50 per month would save you during the term of your mortgage. Deals available at the moment are on http://www.halifax.co.uk and this should also tell you how much they are prepared to lend you.

Don’t use a bank. Go to a building society or better still a broker.
